MainStreet Oceanside Named 2027 Great American Main Street Award Semifinalist

California Main Street is thrilled to celebrate MainStreet Oceanside, which has been named one of just eight semifinalists nationwide for the 2027 Great American Main Street Award (GAMSA), It’s the highest recognition in the Main Street movement.
Presented by Main Street America, the Great American Main Street Award recognizes communities that demonstrate exceptional achievement in comprehensive, preservation-based commercial district revitalization. Since the award was established in 1995, only 118 Main Street programs nationwide have received the honor.
For California, Oceanside’s recognition is particularly meaningful: MainStreet Oceanside is the first California community to be named a GAMSA semifinalist since 2009.
A National Spotlight on Oceanside
A national jury of professionals and leaders in community development, economic development, and historic preservation selected eight semifinalists from communities across the country. Each was recognized for demonstrating exemplary use of the Main Street Approach™ to lead community-based transformation in their downtowns.
The 2027 semifinalists represent communities in California, Michigan, Missouri, Oklahoma, Oregon, Tennessee, Texas, and Vermont. Collectively, they have generated more than $2.1 billion in local reinvestment, helped open 1,271 net new businesses, facilitated 7,607 net new jobs, catalyzed the rehabilitation of 2,411 historic buildings, and leveraged more than 252,000 volunteer hours.
“The 2027 Great American Main Street Award Semifinalists are proud examples of the deep and lasting impact that Main Street programs can have on communities,” said Main Street America President and CEO Erin Barnes. “From reimagining after decline to rebuilding after natural disasters, these communities demonstrate the power of resilience, vision, and meaningful community engagement.”
More Than 25 Years of Downtown Transformation
For those who know Downtown Oceanside, this recognition comes as no surprise.
Since its establishment in 2000, MainStreet Oceanside has played a central role in the transformation of the city’s historic downtown into a thriving coastal destination. Through sustained partnerships, locally driven leadership, and a comprehensive approach to revitalization, the organization has helped create a downtown where small businesses, residents, visitors, arts and culture, historic places, and new investment come together.
Its work touches nearly every aspect of the downtown experience—from business assistance, district marketing, and economic development to placemaking, public art, community events, and clean and safe initiatives.
Signature programs such as the weekly Farmers Market and Sunset Market have become important community gathering places and economic engines. Public art projects, streetscape improvements, cultural celebrations, business support programs, and partnerships with the City of Oceanside and other community organizations have helped reinforce Downtown Oceanside’s distinctive identity while supporting continued investment.
The results demonstrate the power of sustained, place-based economic development. In just the past five years as an Accredited Main Street, MainStreet Oceanside has more than doubled its organizational budget, reported approximately $450 million in public and private investment, and helped facilitate 460 full-time and 298 part-time jobs.
A Milestone for California Main Street
Oceanside’s achievement is also a milestone for California’s statewide Main Street network.
MainStreet Oceanside has long been deeply connected to California Main Street. The organization has hosted multiple statewide Main Street conferences, and its leaders have served on the California Main Street Alliance board throughout much of its history, sharing lessons, building relationships, and helping strengthen Main Street communities throughout the state.
California has a proud history with the Great American Main Street Award. Previous California GAMSA recipients include Coronado MainStreet, Encinitas 101 MainStreet, Old Pasadena, Pleasanton Downtown Association, Paso Robles Main Street Association, and Downtown SLO.
Oceanside’s selection brings California back onto the national GAMSA stage and highlights what can happen when communities make a long-term commitment to their downtowns and invest in strong, locally rooted Main Street organizations.
Next Stop: Detroit
The journey isn’t over yet.
MainStreet Oceanside now advances alongside seven other semifinalists for the 2027 Great American Main Street Award. Three communities will ultimately receive the coveted national honor.
The winners will be announced during the opening plenary of the 2027 Main Street Now Conference in Detroit, Michigan, on May 3, 2027.
Whatever happens in Detroit, being selected among eight exemplary Main Street programs nationwide is already an extraordinary accomplishment—and one worth celebrating across California.
